Q) Are Home Information Packs mandatory?
A) Any residential property put on the market (in England and Wales) on or after 14 December 2007 needs to have a Home Information Pack completed. Derelict and mixed used properties are excluded according to HIP regulations.
Q) What is included in the Home Information Pack?
A) The sales statement, commonhold and leasehold information, local enquiries and searches, drainage enquiries, exception for new home warranties, and the Energy Performance Certificate. The Home Condition Report (survey) is optional.
Q) Can I create my own my own Home Information Pack?
As a home owner, you can order the necessary legal documents from the Land Registry and searches from your local and water authorities. Hacienda Home Information Pack Solutions can provide the Energy Performance Certificate as a mandatory element of the HIP and the Home Condition Report (including the EPC) as an optional survey.
Q) Who completes the Home Condition Report survey and energy assessment?
A) Only qualified and licensed Home Inspectors can complete the Home Condition Survey. The Energy Performance Certificate can be completed by both licensed Home Inspectors and Domestic Energy Assessors.
Q) Does the whole Home Information Pack need to be completed before a property is put on the market?
A) No but you must have evidence that the pack has been ordered. The Energy Performance Certificate must be attached to the property details as supplied by the estate agent as soon as it is available. Also proof must be provided that the legal documents and searches have been ordered by your pack provider.
Q) Who has access and permission to view the Home Information Pack (HIP) and surveys?
A) Permission to view the contents of a Home Information Pack by estate agents or prospective buyers must be given by the owner of the pack. Hacienda Home Information Pack Solutions will provide access to reports online and will provide home owners with access to and a copy of the report.
