Home Condition Report Introduction

The purpose of the Home Condition Report (view sample HCR) is to evaluate the condition of a property, inside and out, highlighting any defects that it has via a visual inspection.  The benefits of ordering a HCR will enable buyers to make an informed decision before making an offer on a property for sale.  The seller of the property will be able to ensure that the property is adequately priced taking into account the condition of the property.  Hacienda Home Information Pack Solutions' licensed Home Inspectors can conduct a survey on your property as part of the sales process.  It is hoped that the time taken up between an offer made and acceptance will be speeded up.

The survey will involve a non-invasive inspection of all accessible areas of property for sale.  This will include reviewing the condition of ceilings, walls, floors, doors, the roof space/loft, lifting manhole covers, accessing cellars and recording ratings for each defined element of a residential property.  The report will include (view full HCR content):

HCR Top Tips

1.  The Home Condition Report (optional) is a general survey about the condition of the property for sale.

2.  The HCR will rate the condition of each element with a 1 - no repair needed, 2 - some repair needed (non-urgent) and 3 - urgent repair required.

3.  The Home Condition Report can only be completed by licensed Home Inspectors who belong to a recognised certification scheme.

4.  The HCR will not replace the lenders valuation and does not currently include the value of the property for sale (the insurance rebuild costs are included).

5.  The cost of a HCR will depend on the size/value of the property to be surveyed.

6. All HCRs will be held on a central database to be accessed by potential buyers.
