From 1 October 2008, all residential properties for sale and to let require a Energy Performance Certificate. This includes all properties that were on the market for sale prior to 1 August 2007 (before Home Information Packs were introduced).
The Energy Performance Certificate (EPC) will rate the energy efficiency of homes much like the ratings seen on electrical goods and new cars, and outline how the efficiency can be improved with estimated costs. This is a mandatory part of the Home Information Pack with the aim of helping home buyers make informed decisions about a property's environmental impact. Factors affecting the energy efficiency of a property include its age, type of construction, insulation (walls, roof space, floors, windows and water cylinders), the efficiency of heating systems, double glazing, the size of the property, the number of rooms and the current service provision of gas, water and electricity. 3. The UK's Reduced Data Standard Assessment Procedure (RDSAP) is calculated using data taken from the property.
4. The EPC was introduced following a European Union Directive (2002/91/EC) on the Energy Performance of Buildings.
5. All EPCs will be held on a central database to be accessed by potential buyers and sales agents.
