The Home Information Pack (HIP) was introduced by the current government as a way to simplify and speed up the process of buying and selling property in England and Wales. A home seller putting a property up for sale (with three or more bedrooms) from 14 December 2007 will have to commission a HIP and make it available to to prospective home buyers so that they have more information at the beginning of the sales process.
Hacienda Home Information Pack Solutions can offer a truly flexible and efficient Home Information Pack service tailored to your needs in London and nationwide (England). It is thought that the existence of a 'HIP' will lead to a more transparent sales process with less fall through of sales due to issues highlighted during the conveyancing or surveying process.
The Home Information Pack includes the Energy Performance Certificate or Energy assessment for new builds (the first document after the index), Evidence of title, terms of sale, local searches, leasehold and commonhold information, sellers property information, sales statement, planning approval/building consent and optional Home Condition Report. View a sample Home Condition Report (includes an EPC) here.
